I have the oportunity to get both Batman: Arkham Asylum & Star Wars: The force Unleashed Sith Edition for the PC.

Rent them and decide for yourself? Arkham Asylum even has a demo I believe. I wouldn't recommend TFU on the PC though, by all accounts they horribly fucked up the port.

Arkham Asylum is fantastic. The PC port works great and looks beautiful.
I'd pass on TFU on PC. The controls were...odd...to say the least. It wouldn't accept a normal PC gamepad, and the mouse-keyboard controls were very counter-intuitive. Oh, and mine kept crashing to the point I uninstalled it. It seemed like a fun enough game that I might pick it up for PS3 at some point, but I wouldn't recommend it for the PC.

Arkham Asylum is great.
TFU is decent, if you have a Xbox 360 controller. It really feels like a Mary Sue-stlyed fanfic in regards of story. But the gameplay itself, once patched and if you can figure out the control scheme, is fun (although it oddly isn't quite up to Jedi Outcast/Academy in feel).
