well, it's d-day. We sign the mortgage , close on the house and officially owe the bank $163,000 as of 1:00 this afternoon. Thats a big fucking number that rolls off my tounge about as smoothly as nails don't. Well, back to work..... Three cheers for indentured servitude!

the day after i locked in at 5.00% the bank upped the 30 year rate to 5.125% and a week later it jumped up to 5.25%. I'm not to worried about the effects of intrest rate hikes on property values though. Even if the fed does start up with rate hikes, predictions here show modest increses. if rates hold steady then i could stand to make some serius equity. In the past 3 years the Southeastern New England market jumped 75%. Most of this is because Eastern Massachusets is full and Rhode Island is almost as full. Congratulations. A new home is alwazs worth it. How big is it? $163, 000 would mazbe buz a small bungalow here, and mz house is like, 3000+ sq feet, and two stories high. (stupid school and it[s cheap ass kezboards...) It cost mz parents about $200, 000. It was worth a half million a little while ago when a major shortage of housing drove prices through the roof, but it[s back to about the same as we built it for.

Congrats on the house. 5% for 30 years is an outstanding rate.
163K sounds like a steal but I know cost of living is different where you are.
If your local market stays hot you should be in good shape. The only
problem is if you want to buy "up" well, your equity does'nt help causing everyone's house is going up.

problem is if you want to buy "up" well, your equity does'nt help causing everyone's house is going up.

it was 173, i put $10k down, and it is one heck of a fixer-upper. I busted my ass from friday night up until 8:00 pm last night.... the wife and i got a lot done actually. we had a lot of help from parents, cousins and friends. You'd be suprised what 7 people , an electritian and $5000 can do over a long weekend. Still, it's not ready to live in yet. I have to have the hardwoods in the master bedroom and living room refinished, i need all new light fixtures for the entire house ( I yanked out all of the old ones and I now have single bulb sockets hanging from the ceiling) and in the kitchen have to build a backsplash behind the stove and sink with plywood and formica and refinish the cabinets. The other two bedrooms will have to wait until we move in. I can bang one out with new wallpaper, paint switches lights and outlets in a weekend.
