early 2000's / late 90's horror movie

I remeber watching a horror movie when I was at a friends in about 2004 / 5 but I never saw the end, and it periodically bugs me that I don't know what the film was called.

I remember it being set on a small island with just the one house on it. I think the house was previously owned by an actress who was believed to be dead but seemed not to be if I recall correctly. So a group of people go to look at the house with a view to buying it and their boat gets untied and floats away. They are then stuck there, which is when the horror starts. I remember a scene where one of them is sucked into a hellscape in the bathroom, but I think s/he gets out again. Really can't remember a great deal of specifics which doesn't help when googling.
