finally some good news! The mortgage broker called yesterday and the wife and I have been approved for a mortgage with first time buyer program. w00t!
there are 3 houses we are looking at that have potential and we'll probobly put an offer down on one soon. One thing's for certain i'm moving to the suburbs. Goddamn propertiy taxes in Providence are $40/Thousand.

no, municipal taxes are levied at an annual rate expressed in dollars per thousand dollars of value. Where i live now (Providence, RI) The property tax rate is $40 per thousand dollars of assed value. For example a house assesed by the tax board to be worth $100,000 would have an annual tax bill of $4000. a house valued at $200,000 would have an annual tax bill of $8000. and so on. Many of the suburbs i'm looking at have rates in the 18-24 dollars /thousand range.
