Okay, so, I'm new to the whole GTA series, and I now own Vice City on PS2, no i'm not that far into the game, and I've been mugging people and doing a few missions, so how much property is available to own on the Eastern island?
Why are the nightclubs not available to be bought yet?
When will the Western island open up?
How much do you have to follow the story?

For your questions, there are a few properties you can buy on the first island, and they are in the $2,000-$10,000 range. Some of the more expensive ones have garages to keep cars in, and perhaps weapon pickups nearby.
As for the nightclub, and other buildings like it, there's a certain mission you have to complete after unlocking the second island. First, there should be a "K" on your map where the nightclub is, where you rescue Lance. Then, in the next mission, you kill Diaz in his mansion. After completing the mission after that, you can buy these properties, and after completing some missions, they will make money for you. But it's not until later in the game.

Have you tried doing the R3 missions with the taxi/ambulance/police car/fire truck/pizza motorcycle? Well, if you keep going through the story and doing all the missions of property you can buy you will literally have an *endless* supply of money. Each money producing property will gradually build up money over the course of one game day until they reach their max and then stay there (you can collect anytime, so if you wait half a day, you can go and collect the half of max money).
Let me give you some examples: You can eventually buy the malibu night club, every day it will produce up to $10,000. As I said, they gradually generate it, so if you walk away for a couple seconds and come back there'll be a few hundered dollars for you to collect. Finishing all the missions at sunshine autos (on the other island - which if you keep at the story missions won't take long at all to open), will yield $9000/day. In the end, if you fly around in a helicopter just to collect all your assets of one day you get a good 50,000-70,000 IIRC. Plenty of money to do *anything* with. And endless supply of that it at that.
